Hello, Im an investor from Greenville, South Carolina that recently just moved to Charlotte, NC. Im reaching out to see if there are any investor friendly attorneys here in the area that is recommended. One that is familiar with assignment, wraps, seller finance and lease option contracts. @Jay Hinrichs Understandable, I really appreciate your insight and wisdom. @Mark Mattison the owner is asking 165k obo for the land. 

@Jay Hinrichs yea, I don’t have the funds to close on it myself so I definitely understand that. Even if I couldn’t assign it, I don’t see why I couldn’t maybe get a small finders fee for bringing a nice off market deal to the table for someone.

Hey, I'm talking to a homeowner that wants to sell his land. I think the land would be a great opportunity for a developer to maybe subdivide and build homes on. It is 15.686 acres, 6 miles from downtown, zoned for residential with water and sewage at the property. My goal is to assign the land to a developer, but I need help determining what steps to take, I've reached out to a few developers with no response. Any advice will be greatly appreciated. 

Hey, I'm getting a lot of leads of properties that aren't really in prominent locations for a fix and flip investor but may be a good deal as a rental property. What are all the factors that I would take into consideration when trying to wholesale a rental property? And, how much ROI is an investor typically looking to get, that would make it a good deal for them?
