Eric James you’re exactly right. We have. Team that works these 160 calls through an automated system and of those 160, 10% are qualified leads so we get about 16 deals per month

This is what bigger Pockets is for!!!! I started building my own absentee list method about three years ago.. I started using local tax assessors in NC. I have had a contact rate of 16%. For example out of 1,000 direct mailers will receive 160 call backs. Just wanted to let novice wholesalers know there are other ways to build your list and cash buyers than traditional methods or spending 5,000$ to buy these things like I did at first. Please share success stories here and keep each other motivated

For those still following this forum here is a update, 2 years later building my own absentee has been a HUGE success. 55% contact rate, without spending a dime on marketing or purchasing list from outside sources. Have been able to help over 60+ wholesalers build their own absentee list and help close deals from streets and places not accessible to drive but easily accessible from using maps and tax assessors. All in all build your own list, feel free to ask any questions

A mortgage means there is a Lien on the house you can wholesale it just make sure the owner knows how much they owe left on the house and if you sell if for under that they will have to eat the difference
