I graduated college exactly a year ago to the date of when I closed my first wholesale deal two weeks ago. It took me 8 months of research and building my cash buyers list. I got the property under contract for 22,000 assigned it for 25,500. The property is located in Burlington North Carolina. I ended up have to do a 70-30 JV deal but still ended up walking away with over 2,000 after splitting closing cost with my buyer. The hardest part is still building my cash buyers list and finding the second deal. I have a few in the works but I'm thinking about expanding. (Greensboro, Durham, Winston Salem). All my leads have come from driving around and writing down abandon homes. Thinking about buying my first list from list source. It has been a good process and my goal is one a month for the next year.
