Hey @John Vang, I had a similar revelation when reading Rich Dad Poor Dad. While reading it, everything just clicked and made sense; from then on, I have not looked back on my REI journey. I am purchasing a duplex soon and plan to house hack for a year then purchase my next property.

I agree with @Brett Deas. To add, I would also suggest continuing to save as much as possible to have a minimum of 3 months of reserve to help alleviate the mistakes of a new investor. You cannot go wrong with either option; however, living next to tenants and managing the property yourself for the first year will give you much needed experience.

Thank you, @Jeremy Taggart and @Scott E. I will take a look at that thread. I went to school at Geneva College, so I am pretty familiar with Beaver County but would like to purchase a property a little closer to the city since I will be house-hacking it and I work close to the city.

What are the best areas to invest in in Pittsburgh and the surrounding areas? I am looking to purchase my first property shortly and plan to purchase a duplex and house-hack the other unit. I am newer to Allegheny County and do not know the county too well. I have noticed that duplexes closer to the city need more rehab and are more expensive.  What are some of the best areas to invest in?

@Azaleia Sinclair I too am a newbie in my real estate investment journey. I agree with @Devin James that reading and listening to podcasts are essential, but the most important part is taking action and not becoming paralyzed by overanalyzing. A few books I recommend that have been extremely helpful for me in getting started are: Rental Property Investing, and Managing Rental Properties by Brandon Turner; The House Hacking Strategy by Craig Curelop; and Set for Life by Scott Trench. I also listen to Real Estate Rookie podcast on my commute to work. There are also a lot of calculator apps that you can use to help you analyze properties on the fly.
