I have finally completed my first flip. Everything that could go wrong went wrong. The flip was funded by hard money for a 6 month term. We are finally about to list the property for sale but the hard money lender wants us to pay an extension fee for 90 days at the end of the month. Is there a way around this or that's it? Even if we get a buyer, they won't be ready to close then.

@Account Closed thank you so much for the feedback. I will also explore the option of getting a private lender (I had not thought of that but hopefully I can get one). Thanks again for the feedback.

@Matt G. a plumbing issue underneath and possibly termites but the termites have now been ruled out.

Thank you so much for the feedback @John Chapman and @Kenneth McKeown. The realtor we have said they will pull it off the market. I will go back to them to request that they list it to be sold as is. Thanks again.

I got my 1st property from a wholesaler. We did foundation repairs and some cosmetic upgrades but unfortunately we have not been able to sell as twice the buyers have said their inspectors noted issues. We have pulled the property from the market. My dilemma is we ran out of money to do anything else. I am thinking my options are either to try and sell as is or to try to refinance and rent it out. If it is selling, what is the best way to find a buyer to buy it as is? If it is refinancing so as to rent, would a conventional lender do it seeing that the inspector feels more work is needed? The property was paid for by hard money lender hence the urgency. Also, the property is in Sanger, TX 76266. Thanks.
