@Major Robertson good one! I think that's just months away, at the most. I'm implementing that on my listings for my seller clients (I'm an agent) as soon as my camera arrives in the mail.

The days of Virtual Reality, Augmented Reality, crowdfunded deals, rent analytics, and office sharing are upon us. Every day there is some new RE-related technology coming to market and showing up in the press.

Here is my question for you all: If technology could do one new thing to change the ease of RE investing for you, what would it be?

You really need to discuss this with a SF Landlord-Tenant Rights Attorney. If you'd like a referral to the best one in the city, just shoot me an email or a PM. Single-family homes here are afforded the least protection outside of post-1978 new construction, but the legality of multiple leases for one unit is a pretty difficult situation.

Hello @Charles Ma,

Where in the Mission is this project? It depends on your floor plan, location, and finishes, but I think there is a good chance your projected sale price is too low if you were to sell upon completion in May next year. Congratulations for you taking on this project when you did!

Land is quite a hot commodity in the Bay Area! I've literally seen gas stations sold, demolished, and the land built into multiple stories of luxe condos. This is a great site to learn, and I'd suggest you check out the podcasts.
