Hey Shalon, I think it all depends on what you are investing in and what your budget range is. Maybe the SFH in most of the areas are priced too high to cash flow, but maybe the multifamily properties are crushing it right now?

Have you tried sitting and chatting with an knowledgeable broker in the area to get their opinions on where you can find deals?

A buddy of mine just got a multifamily in the nashville metro and has done quite well. Unfortunately I couldnt join him on it as I've got my own MF deals going

Hey Phil! 

@Tim Swierczek might be able to answer how you could get financing if your work history is a little off.

Living in a duplex/triplex/quadplex could be a great way for you to househack and save some $$ up! If you can qualify for financing, you'll best benefit from an FHA loan of some sort would be my guess

@Mindy Jensen I've just never done it where I didn't have complete control. Would I need to do votes on everything I do within the rules of the HOA, or since I have majority, would I then be able to say "yay" and let the minority owners know?

Anything else I should be aware of?
