Hey Eric, a couple years back I bought a property on the south side of KC in Belton. It has performed great and I think KC is a great market.

Are you planning on house hacking or will this be just a rental?

A solid broker can send you instant notifications whenever a property in your target market that meets your specifications, comes on the market. I'd recommend connecting with a great broker.

Best way to find a mentor is through personal referrals. My mentor has been a priceless asset and I 100% recommend getting one.

If you need a real estate mentor, try going to real estate events through Meetup.com and start networking with those who have success

What type of debt is he getting on this to get a 85% LTV?

What's the projected refinance/hold period for the investors?

What's the projected NOI after improvements are made? I'm assuming investors get 75% equity correct?

Is there a preferred return for the investors? If not, why?

Why does he need $10k upfront?

Hey Joe, I think I'd avoid getting into this, especially if you are more on the beginner side of things. Without a lot of experience, costs could be through the roof on this property
