BRRRR vs TurnKey

What are the positives/negatives for each?

Looking for a little cashflow but more of a long term play to gain equity and Improve Net worth.

Thanks @Stephanie P. Im very familiar with that method and have seen plenty on that but recently saw a different angle with getting traditional financing and then doing a cash out refi after seasoning period.  Im meeting with my lender Monday so will follow up with his thoughts.

Is it possible and/or make sense to BRRRR a property by getting a loan up front instead of cash for the whole thing?

example: Buy with a loan, Rehab, Rent, Refi (Cash out ReFi), Repeat??

Curious because this opens up some higher level homes that could likely not pay for with cash up front.  This would also reduce your cash outlay from the beginning...

Has anyone done this or does it become too complicated?

Thanks Tim.  How do you feel about the deal if I make those adjustments?  Do you try to cashflow more?

It seems as the BRRRR is super positive for the equity and acquiring assets but a little more difficult to get that cashflow number higher. Is that fair?

Great insight @Twana Rasoul.  I am fairly new (2 properties) and learning everyday.  I think the biggest part for a "newbie" is the perceived urgency to want to know it all, right away.  Finding people you can trust and build a relationship will take time.  Money doesn't buy that.  

I am at the stage where I need mentorship to learn.  Step 1 is visiting local meet-ups and trying to provide value.
