@Jake Rhodes pre refi vacancy is 50% 3 months rented out of 6 months. PM will be 5% for the same reason. Post refi vacancy 1 month out of 12 = 8%. repairs are fine but capex is low. Example roof cost $6000/ 25 year life span/ 12 months = $20 per month. Flooring 1300 sf @ $5 sf = $6800 / 8 years / 12 months = $71 per month. 2 items exceed your budget. Other items to budget: minor kitchen remodel, bathroom remodel. painting, hvac,hot water heater, etc.
