I have same issue and wondering what to do with inherited tenant and how much to raise their rent, but on building just purchased. Tenant has no lease and paying half of average rental for area.

Thanks you, and thanks for replies. Very excited! We Walked through with GC today and went over everything we need to fix and rehab. When I asked about discounts in my intro, I thought  we were picking out appliances, tile etc like we would for our own place. But I have a lot to learn to be able to do some of this myself. : )

Hi Chicago I got advice from my financial advisor to get an investment property late last year. My wife and I looked at Chicago neighborhoods we liked, and Monday closed on our first multi family. I have been learning from BiggerPockets website and podcasts, but feel a bit in over my head. But we are taking action which we are excited about. Looking for active REI groups in Chicago. Also are there places to buy items at discount for rehabbing? Need kitchen and flooring for current building. Jake
