I can't do single family owner occupy, but I did it for a long time and an happy to point you in the right direction.  Both above are also good options.

This place used to shine. Now not so much. You can bring them back to there full money making potential. All 1/1 70% occupied. The seller can't make them ready for rent, so all the ones that are ready are rented. Under rented with ability to push rents much higher. These are in a nice area, close to an Air Force base. They have been mismanaged by an out of state owner. Good CAP, good IRR, just need the right owner.
