I’m looking for any investor in the Idaho area that does private money lending. I’m looking to purchase a bar in Idaho. It’s an interesting situation, they want $360,000. It doesn’t include the building but comes with everything else. Employees, GM, inventory, seasoned alcohol license and all. My accountant has looked over their P/L reports and financials and is willing to sign off as well. I have the down payment. There is more and if interested please contact.

I own my own business and house here in Idaho. The business is new, started in February and is finally starting to turn a profit. Obviously I put away for taxes and expenses in a separate business savings but what would you recommend I do with the left over revenue? I want to invest it and create a nice real estate portfolio a long with the construction business. On my personal side I own my home and rent two of my rooms that covers 65% of my mortgage and bills. What should I pursue on the business end and personal end to create a good portfolio?

So I haven’t had a deal yet, I’ve recently bought my own home and am doing a house hack with that right now. However, I am currently looking for people in the area to link up with and begin with. Doesn’t have to be wholesaling I’m just trying to find a creative way to enter the real estate business without costs or loans for right now

Sure, wholesaling is basically a creative investment strategy that involves little to no money out of pocket. You find off market deals that meet specific criteria and place the seller under contract before flipping the deal to an investor. Say someone’s home is worth 100,000$ and you talked them down to 60,000$ because they are a motivated seller for whatever reason. You estimate it needs 5,000$ touch up work as well. So then you find an investor to buy it from you for 65,000$ and thus taking the split of 5,000$ and matching the general 70% rule for the investor to make a profit. That is wholesaling in a simplified nutshell.
