Hello Chicago investor folks,

I am curious to see what anyone's experience has been with getting licensed for legal STR (Airbnb) units in Chicago? If the building has 4 or less units, how was the process of seeking a commissioner's adjustment for non-owner occupied units? If the building has 5 or more units, what was it like navigating that process?

The more recent the experience, whether successful or unsuccesful, the better as I see they've tightened the screws a couple times in the past year or so.

If anything, for better or worse, this is good for real estate agents as people realize they need to work with someone who is in the trenches and keeping up with all the craziness that seems to be changing by the minute sometimes.

@Brie Schmidt Thanks for the response! I'm a longtime admirer of your work. 

Running each property through the same model just creates a way to compare them at a glance. It's a starting point, and many of the numbers will be quite accurate, but a more detailed analysis should obviously be done before making any real decisions.

Hello everyone! 

My name is Jacob Lyons and I am looking to get into wholesaling in the Chicagoland area. From what I understand, wholesaling can be met with a healthy dose of skepticism. Please know, however, that I am doing all I can to do it the right way. I’m currently working on my brokers license to ensure each deal has accurate and truthful comps. In the meantime, I want to connect with as many people doing business in the Chicago area as possible. Contractors (I want my properties to come with bids!), marketers, lenders, investors, attorneys, other wholesalers/realtors, etc.

I want everyone I work with to be more successful for having done so.

Also, where does everyone hang out?! Groups? Networking events? Meetups?

Any general advice?
