Quitting the 9-5 is my most important goal. I haven't read up much on the Brrrr strategy but if it could help me scale faster then I for sure need to do more research on it. 

Do you have any helpful advice on finding an agent that will be a great asset?

Hey man, sounds like you’re in a good place. One suggestion is try to keep as much of that down payment in your pocket as possible... focus on leverage opportunities and not necessarily the traditional put a down payment in and wait 15-30 years until your property is paid for type stuff... nothing wrong with it but it’s slow and it’s where people often get stuck.

Also if your max budget is 100k make sure you begin to estimate rents on properties you might acquire in area and that they can achieve 1% of the purchase price in gross monthly revenue or better.

I’ve got some information on rent comps & recorded leases if your interested.

I am a new investor trying to find my first SFH to buy and rent out. Currently, I work in Tulsa, Oklahoma and I believe I have enough for a down payment on about a $100,000 SFH. My goal is to eventually live off my real estate investments and not have a regular day job. I have been listening to the bigger pockets podcast and researching on how to begin. It is time to take the next step and buy my first investment property.

Any advice how to get started would be great! Thanks
