I am not a licensed Civil Engineer but I have been a civil designer for about 6+ years now. I am assuming you are needing some sort of grading and drainage plans for permitting? Let me know and I can see if I know anyone with a license that can help get you what you need.

Welcome to BP! House hacking is definitely a great place to get started. I would definitely suggest listening to the BP Rookie podcast. They are more current and also more geared towards getting started. Once you have caught up on those, then continue plugging away at the BP podcasts.

My wife and I have done a couple live in rehabs. The first one we ended up selling and our second is now a rental. The house we are currently in will be our primary for the next year or 2 and then will also become a rental. Feel free to reach out to me, I would be happy to help you with any questions you have.

I used to live in Flag as well, wish I knew back then what I do now! House hacking while in school sounds like a perfect place to get started. Awesome! I love doing the live in rehab then refi and rent model, especially to get the first 2-3 rentals in your portfolio. Good luck with your rehab!

What is your current housing situation? Possibly live in flip and either sell or refi/rent after you rehab?

This is what my wife and I are currently doing. We just turned our last place into a rental in Tempe. We are now currently doing a live in flip, plan on being here for a year or two and then will move on and turn this into a rental as well.

I have not rented to students. I am not opposed to it, but I just haven't had that experience yet so I cannot personally speak to it.

I have a townhome rental, but there is no HOA. It's really a nice niche little neighborhood in Tempe only a few miles from ASU. Has a yard, 1 car garage, covered carport and 1 shared wall. They look like duplexes. It's a great bonus that they don't have an HOA.
