I have been investing in Roanoke since 2017, it has been a strong rental market (not as much for appreciation in the rental areas). There are some good and bad areas, my best advice for where you are at in your investing career is to start reviewing properties and making deals. Greg,

Roanoke seems to be going strong with big money investments from Carilion Heath Systems partnering with Virginia Tech on a few research buildings. They also just announced a $300 million dollar tower addition to the main hospital in the valley. 

If you are talking about further south on I81 I would be more cautious. Many of those towns have one or two large manufacturers that drive the whole economy. Feel free to reach out if you have a specific area you are looking at. 

Hey Guys, setting up a coffee meeting with a local experienced investor to pick his brain. I have a some of my own questions, but wanted to see if you all had some ideas. I am thinking questions that got you a great response, or if you were the experienced investor that was asked to meet if there were any great questions you were asked by a newbie. Thanks!

There is a REI in Roanoke. I should start going to meetings but I went once and everyone seemed pretty nice. Link below.

Are you planning on using a property manager? If so, they should be able to help you with which locations are good for rentals and which to avoid. I have been investing in Roanoke for about 2 years now so I’m not much help in Lynchburg, but feel free to reach out with any questions.

I would be looking to section 8 if I bought in that area. One of the rougher areas of Roanoke.
