Thank you for the breakdown, I never thought of the marketing aspect of each.


I think I will get my real estate agent license first so I can buy more properties without paying agents and then get inspector after and do that on the side. Keep both. 

Still working W-2, but goal is to transition fully into real estate when the income matches my W-2. Thanks for the words of wisdom.

@Bruce Woodruff thank you. I plan to get my real estate license regardless as I plan to own many more properties to reduce paying an agent and helping out family members buying their own houses.

Previously bought my first property in July. I am looking for a part-time job to make more capital to buy more properties. I plan to get my real estate license prior to buying my second property. A buddy of mine told me to get my inspector license as well. What are your thoughts worth it or not? Through Hondros College a real estate license and courses cost around $1900-2000. An inspector license and courses cost $1700-$2400. What would you suggest?

Called my CPA and they mentioned that aside from tax write offs we can do a cost segregation study on one of my properties. What does this mean?

How long do your renovations typically take when hiring a gc? Wrapping up renovations on one side of my first duplex and I closed in July. Flooring, Drywall, refinish basement, roof, gutters, tuck point around house, and one full bathroom gut all had to be completed. Any tips and recommendations are appreciated. Thanks.

My side is just a studio 1/1, I will be living in alone. The 3/1 I plan to rent out reach room individually. Sounds like a good plan. Already looking to get new appliances, but comparing amenities is a great idea. Thank you. I plan on using RentRedi to screen tenants,and market the property on zillow. I will not pay until September 1, so I have time to renovate and upgrade different aspects of the property. What other recommendations do you have?

Yes househacking! Other side is a 3/1. Plan on renting by room to maximize cash flow. Property is a C class area, so I am concerned about the quality of tenant I will get but I am close to Ohio State University, a hospital, and short north/downtown columbus so I am hoping as long as I screen tenants I can find some promising people.
