Post: Buy and Hold or 1031 Exchange

My initial goal was to long term buy and hold but am thinking holding properties long enough so I do not get the capital gains tax and selling then 1031 exchanging to getting more properties or more expensive properties. 

What are your thoughts?

 In the future, make sure you and your GC have a schedule for each phase before the project begins. Ask your GC for periodic updates to make sure everything is on schedule and to be able to know when something will set you back. I've done full guts in 3 months and in 8-9 months, just make sure you're tracking everything so that overtime you and your GC become more efficient.

Hi Jake! For a scope like yours, it typically takes 2-3 months with a solid GC, though sometimes supply issues can stretch that out. With that said, get materials ordered early - especially for kitchens and baths. Have a detailed scope of work in writing and set clear weekly milestones with your GC. You can also schedule inspections in advance. And also try to prepare a buffer for unexpected issues (there's always something!). What's good here in Columbus is aside from being a great market to find cash flowing deals, construction costs and timelines are pretty reasonable compared to other cities. I would say 2-3 months of work for sure! I had one side that was almost a full gut that took about that long as well. Where is the duplex at?
