Post: Trying to put together contractors for flips in West Michigan...

Myself and a partner have put together the funding to begin renovating homes in the West Michigan area. We have the pipeline built up for the homes, however, we need to have the construction side. We are looking to have at least a project running at all times in 2015. We both have considerable experience in buy and hold, however, having a consistent partner for full renovations is something we would like to have in place for 2015 to ensure we are turning our projects in a reasonable time. If anyone has any contacts in the West Michigan area, or any suggestions on how to best locate a good contractor work with, please reply.

Thanks Brian...I found a site as well: http://www.getsmartcharts.com/?noredirect=1 , but need to have a broker friend sign up for me...seems like it could be pretty useful, but have not gotten beyond the trial stats yet.

What is the best resource for demographic information (employment rate, income, homeownership....)...is there a central website or service that you can go to...or is it something you need to find particular to each market?

Thanks Robert...been considering converting a couple of my homes as I have a friend that handles the placement of patients.

Does the home have to be one story or can you install a wheel chair lift for stairs?

I'm not sure if my insurance agent has structured my properties as well as they could be. I pay roughly $1,200 monthly on 13 properties (17 units). All have certs, only one has a lien, all are in good structural shape, all properties are leased. My credit is average, all properties producing income. 6 are in some lower income areas, the rest are in very stable to nice areas. To finally get to the question, what is the best way to structure these or can someone recommend an insurance company who specializes in investment property and commercial policies?

I have a 5 bedroom/2 bathroom house that I have coming vacant in the next 60 days. I had done some research into adult foster care as an option for renting it out this time around. I have some friends in the home health care industry, and they had mentioned it to me as a possible option. Has anyone had any experience going this route...if so, do you have any information sources I can reference? Thanks.

For starters, the property manager on my higher end units has not done a bad job. I had converted a room in one of my homes to a studio and wanted to try and rent it out myself. I live in a market, as many do now, where it is not challenging to find tenants, and was able to find a number of qualified tenants in 48 hours. I have all of the necessary connections in to put into place (online and drop off payment options, maintenance company, yard care company, attorney and book keeper) to piece this together. My hope, is that I can slowly ween my way off of property management and save myself the  $1,000 a month without sacrificing my sanity. I am sure I am not the first to have had this revaluation, so was looking for some feedback. Thanks in advance.
