I am a wholesaler trying to fund deals in my area off of the MLS to wholesale. Of course, Proof of funds are required to get most of them under contract. Can anyone recommend a good HML that provides POF? Or any recommendations at all would be helpful. Thanks in advance guys!

If I wanted to purchase more than one turnkey property at a time, are there lenders who will loan me the money to do so? Cash buyers? What is the criteria for such lending? Should I use lenders or cash buyers or should I put up my own money for the down payment? I'm new to this concept and just doing some research so if these questions sound ignorant please forgive me.

What's up, REI's?! Hope everyone is having a great week! I have a very important question! So I'm in GA visiting my gf and children and I was riding around with them when I saw a house that fits the description of an absentee owner. It just looked vacant. The grass looks line it hasn't been cut in months. There was even grass or leaves growing on the porch. So I jotted down the address and checked the tax assessors website for GA to get all of the info on the property. From the site I found that the owner of the house's mailing address was different from that address. As a wholesaler, would this be a potential deal for me? Should I contact this potential seller to see if she wants to sell? Being that I'm from TN and just visiting GA should I pursue this at all? How do I analyze the property info provided by the website? Would love you guys' opinion on this!

@Bishoy Girgis I see your point! But to be a landlord? I'd rather not! I'd rather hire someone to do it for me! I can get hands on experience from a flipper as far as how to estimate cost of repairs and what all that entails as far as fixing up a property. But I don't feel I need a buy and hold to do that! Hey, man, I could be naive. I am a beginner so its possible! Lol. But I just know for me, I'd rather have someone experienced to handle my properties and TK's appeal to me. Now maybe further along down the line, when I'm a veteran in this game, I will no longer have the need for TK's; who knows? But for right now I see it as a good look for me. I appreciate your point and your opinion though. I value all of you guys' opinion.

Hey, guys. Please forgive my ignorance as I am new to this, but what does all this mean? I'm a new investor looking to start out wholesaling and would love some insight on how to generate leads.

@James Wise I believe my response to most of those questions is no. Which is why TK investments appeals to me. My time is very important to me. Especially starting out because I feel I have very little room for error as a newbie. I can deal with tenants but I'd rather not deal with the hassle of finding good tenants. Not familiar with landlord/tenant law, etc. I'd rather pay someone who are more knowledgeable in those areas to do it for me. My dad has always taught me to "pay for peace." I'd rather pay for the peace of mind knowing that my investments are ran and overseen properly than to get in there with my limited knowledge and screw things up.

@Clayton Mobley Wow! Everything you said made perfect sense! For me, starting out I think TK is the way to go. I would like to build a portfolio while also establishing consistent cash flow. Look forward to discussing this with you further

Thank every single one of you for your responses, knowledge and willingness to share your expertise. When I first posted this I was on the fence about TK investments. I thought it would be a good look for me but you guys just gave me the confidence I needed to move forward. Now all is left is finding the right companies/properties to investment with/in.
