Purchase price: $159,900
Cash invested: $41,000

Buy and hold investment purchased through the Storehouse 3:10 team. Purchased for $159,900 as a full gut rehab. 3 bed,1 bath property with $1,875 in gross rent.

Hello all, 

I am hoping to get some insights from real estate agents who do a lot of work with investment properties and short term rental acquisitions especially! How do you feel the market is nowadays? Are you still seeing a lot of people buying? Would love some insight as to what, if any information you guys see with the markets across the U.S. I imagine different states will have different experiences.

Hello Ray! To analyze specific markets in and around the U.S. I have been using Rabbu and some other analysis tools. They have a free option called data.rabbu.com, but I also use the paid service that they provide additional market data. Rabbu recently launched a free trial for 7 days if you wanted to try using that to check out areas you are interested in.

@Jeffrey Donis Yes, mostly looking for properties that meet the 1% rule. With multi family the numbers will obviously differ slightly. However, I am just gauging locations that would qualify this.

Hey everyone,

Quick question that will definitely have more than a single answer.

I am a college student in Minnesota.

I have a remote job lined up when I graduate and want to purchase a duplex, triplex, or fourplex for my first home with an FHA loan. Because my job is remote I am wondering which states and cities are the best for this? In which the rent to price ratio consistently meets the 1/2% rule. Thank you!

Hey BP community!

I am currently a Junior in college looking to get into wholesaling. I go to school at Madison, Wisconsin but live in the Twin Cities, Minnesota area outside of school.

I was originally looking at opening up a Carrot site and learning as I go from them after many good reviews, however I want to learn the process a bit more before jumping in.

I have significant experience in Facebook and third party advertising services as well as some deal analysis. If there are any wholesalers who would like to get some busy work off their back I would love to work for free in exchange for a bit of mentorship and learning about the process.

With online classes due to covid, I have a pretty good chunk of time and would be able to provide as much or as little as need be!
