Hello Natali, 
If you are comfortable with being uncomfortable, definitely house hack! I wish I did it a lot sooner. Your first deal will not be a "retire from my day job" type of deal. I just bought my first investment property last year and while it cashflows well and have had no problems with tenants or maintenance so far (fingers crossed), my life has not changed in any dramatic way. 
As long as you get the ball rolling and start to scratch that "real estate itch" you are moving in the right direction!

Thank you all - I figured this was the case. Just wanted to make sure I am checking all my boxes as this is my first property. I sent an insurance claim, but ultimately will be fixing it one way or the other.

Recently I was made aware by my property manager that the pipes in my rental froze over the weekend. About 90,000 individuals in the Milwaukee, WI area were left without power due to snow storms and below freezing temps. Due to the power being out, the furnace was not on and one thing led to another. 
My question is whether the tenant, my insurance, or myself will need to front the bill and if you were in my position how would you get in front of things?

Hello Ariel! I just bought my first rental property in Milwaukee. I have never seen the property and do not plan on doing so anytime soon. Having a team you can trust is the biggest piece to the puzzle. Both from the "deal finding" to the property management side of things. Try and find relationships with those who want your business repeatedly. Those individuals will be more incentivized to give you a good experience, leading to better deals!
