Hello all

I am currently looking at a deal on the MLS that notes in the description that the purchase comes with a squatter in place. I am assuming that because of the eviction moratorium, the owner cannot evict and just wants to get rid of the property. The numbers seem to make sense, but I haven't learned how to calculate a squatter into my numbers LOL. I know I have read about doing cash for keys and that sort of strategy, but what if after I purchase it, the squatter wants nothing to do with me and just wants to stay put. How would you go about getting some sort of commitment from the squatter that they will take cash to leave if I get my hands on the place? Also, what other strategies have you used to work around this sort of issue?

Hello BP community,

I am a rookie investor looking for multi-family properties in Central NJ market that I can house hack for a year or so.  I am also looking for a property that I can add value to with some sweat equity (paint and carpet, not a full rehab).  The markets that I am starting to evaluate are in Middlesex, Monmouth, and northern Ocean counties.  I am looking at school districts, city rent control policies, annual incomes, neighborhood class, etc.  I am curious to what cities/areas experienced investors in this market are looking at and why and also what areas to avoid.  I will be putting together some data that I can share on BP for others as well after I finish up my market analysis, but figured it couldn't hurt to see what information I can dig up here on BP.

@Joshua Hoffman Thanks for the response.  It looks like Realtor.com actually gathers data from more than one source, unlike Zillow and others.  I will look into the sources they site, thanks again!

@Will Fraser I had a bit of a disagreement with a few of their ratings.  There were 2 towns that I looked at that had really bad ratings on Greatschools, but from personal experience, I know these towns to have great school districts, so I was unsure of how reliable Greatschools was.  However, I do agree that I may be complicating things more rather than finding the right system.  My question is more so is there a better way to evaluate school districts than Greatschools.

Hello BP community,

I am currently assessing the markets I want to really focus on.  I know in The Book on Rental Property Investing, Brandon discusses using Greatschools.org.  I have used it and do like it, but I wanted to know what other methods other investors use to determine the quality of school districts. Being that school districts are extremely important, I wanted to make sure I have a few sources to check before making a final decision on a market.  Any input would be greatly appreciated.
