Post: Do I have an opportunity to wholesale?

So I found out a home in a previous neighborhood I lived in has sinkhole damage, I do not know to what extent. I believe he is an older gentleman. His wife also died a few months ago. From what I gathered from a family member he will be moving out temporarily for 3-4 moths while it is fixed. Problem is I live in another state. How should I proceed? Send him a yellow letter? How do I make myself stick out so he reaches out to me? This guy has lived there for probably 30 years I assume he's seen hundreds of yellow letters..

So I will be purchasing my first list this week and was just wondering if I should build my list by county or zipcode? I know both very well.

I have been using Trulias heat map to determine higher priced or average zip codes and It's very accurate for all the zipcodes in my county. I feel like I can build a bigger list if I go by county potentially bringing more deal flow, also tire-kickers, but I can't filter out the neighborhoods I don't want. So the debate is whether to choose that route or go by zipcode which will probably bring less deal flow, potentially more profit, but I have to purchase multiple lists and increase my budget.

Any thoughts guys?

Any wholesalers in the Florida areas, Tampa, Pinellas county, Pasco county area?

I will be moving there but currently live in a very dense city area and understand the wholesaling market pretty well. Just trying to get an understanding of a more suburban area market for wholesaling.

Yes Phillip you make a good point and concern that I had and forgot to write in my post. Anyway I've decided I'm gonna virtual wholesale the first two months of my marketing campaign before I move and continue once relocated. I have a few "boots on the ground" friends and partners to my advantage which is good and I've heard marketing campaigns do take some time to establish like Jason said so this will also allow me to knock two months down. I've heard the minimum is six months. Either way I plan to do more than that whether I've made my first deal or not.

Is completing wholesale deal in 3-4 months realistic?

My current situation requires me to move in about 4 months. The problem is I love the current market I live in compared to the one I'm moving to. And the one I'm moving to i believe will be much more costly living wise along with the initial move. So Ideally I would like ti complete one if not more before I move. Also this would be my very first deal.

I do have a business plan and an almost completed marketing plan. Iv'e put a ton of research into wholesaling this market, and have a decent amount of monet or marketing. But i have to leave in 4 months and don't know if i should initiate. Any thoughts?

Hi @Greg Martin welcome to Bigger Pockets! I currently live in Philly but I have lived in Pinellas county, Clearwater my entire life up to this point. Planning to move back this summer. Good luck with your investments.

P.S. oddly enough I know my Philly market so much better than my home state of Florida. If you have any insight on where to start researching the Florida market please let me know.

So If you're a newbie just like me and want to get off the computer and get started just get up and go to the next meetup in your city. No excuses! None even if you know nothing.

I went to my first one yesterday and it was great. I have no experience in rei nor do I know anyone personally that can get me into the business. I have to say i was a little nervous and it is a little intimidating not knowing anything with all these professionals networking around you. But they were some of the most easy going, down to earth, genuinely nice people. Plus they gave me tons of helpful advice that helps me direct my plan.

And thanks to Bigger Pockets for directing me to that meetup!
