question for everyone, do you have any contractors that you'd recommend who you have used? I know there are tons of contractor tied up with helping to rebuild from the tornadoes but we are trying to connect with solid contractors that we could use in the future.

Hi @Destiny Bullington. Thanks so much for taking the time to respond. Great advice on being decisive. From all the advice I'm receiving, it sounds like streamlining underwriting is a key factor so that as soon as you find a good deal, you jump on it.

As you reflect on your investing experience, what's the one thing that you wish someone would have told you?

Hi @Allan Smith! Thanks so much for responding. I love your WHY and your passion. My wife and I love Chattanooga TN area and we are looking to connect with others who also invest in here. Do you mind if I reach out to talk more about your REI strategy and vision?

Our strategy is to build our network so we can find deals through wholesale, investors, agents, or other contacts in small multifamily (2-4) and residential properties. I'm sure like most people we like the BRRRR strategy but also looking for turnkey as well to buy and hold property. Chattanooga area is great but we aren't opposed to looking for properties within the Huntsville, Nashville, Clarksville, Fayetteville/Raleigh areas.

As for our goal/passion:

We want to create passive income and financial freedom so we can spend more time with our daughters. But we are truly passionate about helping/serving others with a focus on assisting single mothers and military veterans going through hard times by providing affordable housing. To do those things, we need to grow our portfolio.
