I purchased a house a few months ago. I'm just about done and getting it ready to list. The last thing I was debating about is the baluster spacing. Back when the house was built it was up to code at 6". Mine measure at about 5.5"s. Question is, do most of you leave it when renting out your place? Or get it up to code?

This is true. We do have that off season when it gets cold. I was thinking the theater room and outdoor hot tub might help with bookings durning this time. Thoughts?

Or do you think the 6th bedroom during prime time will drive more money making the possible off season revenue not worth it?

I have thought of this as well. Room could probably support one pull out bed with bean bags on the floor. If I did theater chairs I could probably do 4 wide with bean bags out front

Generally I would say heads in beds is the way to go when it comes to revenue, but a theater is a way to set your listing apart from others with a cool amenity, especially if others nearby don't offer anything like it.

Devil's advocate, theaters can be a bit complex for some people to operate so it could be a source of support calls. That will depend on if you do the full projector/screen thing or go with a huge (100") LCD TV.

Add in surround system, amplifier, wiring etc.

If you are going to do it, do it right and make it special.


Nobody has this in my area. The room isn't huge. But yes would be a projector with a screen mounted on the wall. The room might be able to support 5-6 on a couch and 3 more on bean bags. I have all the stuff in another state that I was planning on bringing down. As far as making it a 6, Airdna puts the projections 80K(not sure it would increase that much) higher because there's not a lot of 6+ houses. hmm


I have a house I purchased in pcb. House is 3200sqft with the garage(game room) Will the house make more money as a 6th bedroom with 3.5 bath. Or keep it 5 bed 3.5 bath and make the other room a theater room.

Looking at the upkeep, cost to have someone mow, and maintenance on real grass. Long term is it worth just installing fake grass? Seems like I see a lot of houses with fake grass in the backyard down in Florida on AIRBNB. Thoughts?

Thanks for the input. I was able to find a lender to do 20% on the commercial side with a rate comparable to if I was conventional. Even though its not a 30 year am, the numbers make sense and it wont effect any future plans.
