Hello everyone,

My partner, Avi, and I are both enthusiastic, driven and hard-working 18-year-olds looking to JV with an experienced wholesaler and learn the ropes. We both have invested in our own properties and own a few rentals ourselves so we are not completely new to real estate.

However, since we are young it is hard to find reputable wholesalers who we could JV for and learn the business.

Where is the best place to look and are there any tips anyone my have for someone just starting out JV wholesaling.

Respectfully,

Jake Burkons

Thank you to all of you guys, I appreciate the guidance. I am currently studying for my license in the state of Texas and have recently gained experience by being an investor in flipping four homes. Since wholesaling might not be my best option is there any other way I should be working to build up cash to be able to purchase more investments when I'm 18?

Checking to see if some might be able to answer a question I have about Wholesaling regarding the legality of the situation in Ohio.

If I were to act is if I own the home buy going into a cash buyers website and submitting the home, then I would hopefully acquire cash buyer interest and contact the seller and negotiate pricing. Would this be illegal to do as opposed to traditionally getting the home under contract before gaining interest form the buyer? For the seasoned whole sellers out there how would you suggest I structure this?

I'm 17 and just starting out I'm currently trying to get more cash to be able to purchase more properties so I appreciate any insight that anyone is willing to offer.

Well, Your Comment "If I were to act is if I own the home" you could wind up in jail on various charges. Please don't so that.
You can't sell what you don't own and you don't own unless your name is on the title or at least have equitable interest.
Get some real training before you end your career before it starts.

Thank you for your insight Mike I will certainly do more research.
