Hi,

I'm looking to purchase 3 SFH at once. Is there anyway to bundle these three properties into one loan? Or will I have to finance them individually? Thanks!

Hi,

We just closed on our first property a few weeks ago and are currently renovating it. We bought a condo and there is a leak in a bathroom in the above unit. We cut out part of the ceiling and there is mold from the leak. Our contractor thinks that their tub has been leaking for some time now. The HOA in the community will not get involved in situations like this one. They let the two owners resolve the issue.

The owner in the above unit is trying to find any reason for it not to be his issue.

Has anyone dealt with a situation similar to this one? Are we expected to pay for part of the repair? How would you handle this situation?

Hi,

I have my first property under contract and plan to manage the property myself. Where do you all advertise your properties? I plan to advertise on Cozy, Facebook Marketplace, and craigslist. Is there another website that you've had success with? Thanks!

We are purchasing the property in all cash and will both contribute an equal amount. Also, both of our names will be on the title of the property. What are the pros or cons for having only one of us on the title? We are currently deciding on how ties will be broken!

I am getting quotes for insurance currently. What else are we missing?

@Andrew B. Each lender told me I can only use the gift money on a primary residence not on an investment property.

Hi,

I am trying to use the gift as a down payment on my first property. I have an option of waiting two months for the money to become seasoned in my account before purchasing a property. I'd prefer not to wait. I've reached out to local banks and have received the same answer from each of them. Does anyone know of a bank in GA that I can use to get around this? Or, have other options/ideas?
