@Tarica Davis I took the same steps as far as taking the course to become an agent. But my purpose for getting into real estate was to have the ability to work for myself! & it’s working out pretty damn well. I have all the time in the world for my family.

As far as figuring out what niche to get into, I suggest doing some research. Figuring out exactly what you’re looking to get out of real estate. & then deciding whether or not its wholesaling, flipping, brrrr method, or becoming an agent for a broker. Each niche provides different benefits but also require different sacrifices. (Time, money, credit, etc.)

The most important aspect is knowing what it is you want. Then you won’t feel so blind when you step!

Post: Buyers for Properties w/ no comps

I have 2 properties under contract. Both full rehabs. Owner could no longer put time into renovations. Only trouble is, Neither of those properties have similar comps & I'm having trouble finding ARV & finding buyers. Any suggestions would be greatly appreciated.

I have a commercial/office property in the works of being under contract. The owner has agreed to seller financing & we've already discussed the terms. The only problem right now is that I have no buyer! My buyers list now consists of SFH & MFH. None of my buyers know of anyone looking for commercial property.

Any advice on how I find commercial property buyers & market the subject to terms to said buyer???

I’m having a really hard time finding motivated sellers on my own & I’m trying hard to not let myself become discouraged. Over the past few months I’ve cold called (boldly) & spoken with over 400 preforclosure owners multiple times!

I feel as if I should invest in a crm or a company that offers lead generating services. I can feel the desperation creeping up. I know I have the skills to do deals. I just can’t seem to get any.

Any & all suggestions are appreciated greatly...

@Demetria Sanchez ok I understand. We’re using a Purchase & Sale contract for residential properties.

Another key point you mentioned is that we didn’t clarify that we planned to assign the contract, we used terms like “I or a business associate will purchase the property.”

I think that’s what’s making this process complicated in a way. The seller isn’t completely clear about who is actually buying the property & seeing as though I don’t have much experience communicating the terms & processes of the transaction, I’m only speaking from the intellect of my colleagues experience.
