@Naseer Khan just finished reading the article you referenced in your comment. Great article, it provided me with a good basic level of understanding when it comes to rental property taxes. I'm sure with the new administration we will see some of these rules and percentages change.

@Dave Toelkes thanks for sharing that info! was very happy to see that you can use part of your PAL's to offset OI, but very disappointed to see that it's phased out completely at $150K. One thing I was wondering was if the phase out begins at $100K of income or AGI?

Hi!

I am a recent member to this site and wanted to take the opportunity to introduce myself and hopefully have a chance to network!

To give you a little background on myself, I have a BS in Business Administration and am currently working as an active, licensed CPA for Aviation Capital Group (aircraft lessor in south Orange County). My role is multi-faceted but can be boiled down to 3 main areas: accounting, financial reporting (both financial statements (domestic and foreign) and debt offering memorandums), and financial analysis. My wife’s family lives in Murrieta so we (read: her) decided to raise our family there.

My ultimate goal is to one day retire from the corporate life and focus on real estate investing, exactly what aspect of real estate I don't know, but as I progress through this industry I hope to develop an affinity to something. My current employer purchases narrow body aircraft and leases them to airlines throughout the world so many of the economic principles (prudent asset/liability management, active asset management and conservative cash flow management) and analytical metrics (margin/spread analysis, IRR, ROA, etc) translate well to the real estate industry.

I’ve been reading books/blogs and listening to podcasts and 2 things have become evident to me:

1 – the more I learn the more I see how little I know and,

2 – there is a myriad of ways to find, finance and exit a property.

I would really value the opportunity to meet with real estate investors to get a first person perspective on the Southern California real estate market as well discuss investing strategies, if possible, perhaps I could use my financial background to assist in crunching numbers or interrogate data. My short term goal is to have my first deal under my belt by next spring/summer. So if anyone is agreeable to meet, perhaps over coffee or a meal, please let me know either by replying to this post and we can exchange contact information.

I am very excited about the journey in front of me and hope to hear from you!
