I have a BS in Business (attended 2 years at UC San Diego and 2 years at UC Riverside), have my CPA license and am looking to get my real estate license. My education and background have helped immensely in researching and analyzing deals!

I'm new to REI and experiencing what you described above. I started with real estate agents and focused on Riverside county. I put in multiple offers and soon realized bidding on fix & flips is like a feeding frenzy! I found myslef in a bidding war with 20+ investors with the asking price increasing anywhere from 25% - 50%! With margins so compressed I'm leaning towards a direct marketing strategy as a more viable strategy for deal flow.

What tips would you have for someone starting from scrath in direct marketing? Where do you get your lists from? How did you develop your script?

Glad to see some IE folks on here! Not sure if you guys are aware but there is a pretty good meetup that meets in temecula the first saturday of every month. I've been to a few meetings and made some good connections.

Hi Sal, I wanted to follow-up onyour post above. What was your experience with NWA? I am scheduled to meet with them today, however, after reading some of the reviews on here I am looking to cancel that meeting. It seems like they're strategy is to focus on new investors so I'd love to get the perspective of an experienced investor. Thanks!
