Learn about BRRRR strategy, learn about the difference between LTV and LTC, calculate DSCR before ever bidding or buying an investment property, MAKE SURE you use a residential DSCR calculator, not a commercial DSCR calculator. ChatGPT and many lenders use marketing companies that do not check the DSCR formula and simple use ChatGPT which uses NOI, which is for commercial properties, so know the difference so you don't get confused. Use Reddit and BiggerPockets for advice, FB groups are filled with scammers. Check out off-market properties and always use a reputable title agency with great reviews. 20 reviews is not enough for a title company. A bad title agency can ruin your real estate transaction, making you lose financing or your escrow deposit. Most importantly, keep learning to make sure you're listening to the right people's advice.

We have a golf cart in our Tampa property and charge $50 per day to rent it while the tenants are staying at our property. It's an easy way to make more money on the tenants who are already staying at the property, but you'll target families and higher end clients who really need a golf cart, giving you higher yields and potentially better clients. Especially if your rental is next to the beach or near the strip. Cons is obviously liability, so you need a good rental agreement, higher electricity bill and maintenance cost. Trade off is worth it to be able to charge more for your rental.

We buy appliances from IKEA, ABT or Home Depot clearance section, which is usually in the back behind refrigerators. You can scoop these up for 30% off. IKEA is great if you want a decent warranty and return policy. ABT is great if you want to find a great deal and have them price match, and get a warranty of top or free installation. Definitely buy appliances, because you'll get higher rent prices and better selection of clients. Meaning higher profits for you long term. You can also try Best Buy clearance or returns online. Using these technique's you can get HQ appliances, won't feel bad and still get highest rent premiums. Plus, when it comes to refinancing or selling, you or your buyers will get a higher appraisal.

Hello everyone, based on the current market conditions in Florida, specifically Tampa if anyone wants to get granular. Is it better to refinance and rent and still follow BRRRR strategy or fix and flip in 2025? Meaning is it worth it to hold after rehabbing or just flip it. Thank you!
