Thanks Charlie! One last question, I've tried looking around for financing, mainly at the bigger FI's like Citi, Chase, BofA and most are telling me that they won't finance anything under $100k. Any suggestions on where else I can look for financing.

Hello Everyone, I'm a new investor and would like to purchase a property in Las Vegas. The problem is I only have $15k to start. I picked Las Vegas because of the lower prices and proximity to where I originally live? Any advice on how I can get started or should I stay away until I build more capital?? Eager and ready to get starter just not sure if I'm ready based on my low capital. Thanks, JB

has anybody ever used a hard money lender to secure downpayment for an investment property. 

Also, can someone explain to me how hard money lending works

With that being said, any advice on how I can find deals of MLS? Websites, direct mail, networking etc.... I am primarily looking buy and hold deals..

hello,

I currently have two rental properties and I would like to set up an LLC to which I can transfer both properties via a quit claim deed. I have heard that in some cases the bank asks for the loan balance to be due in full once the transfer has been made. Does anyone have any experience with this situation and can you please let me know if this is the case?

is the Las Vegas real estate market still good for investors? I'm not seeing the great deals I saw a year ago.

hey Anthony,

Anything in the 90305 area is good. If you can get in at a decent price I would go for it. There's a huge development project going on in the are and prices are expected to go up in the next few years.
