Does anyone have any recommendations on a hard or private money lender in the Oklahoma (Tulsa, preferred) area who would loan on a property in need of structural repairs if the numbers look good?

My apologies to all for not responding sooner! It seems all of my notifications were going to spam. I switched directions and am picking up a home tomorrow in Tulsa near downtown. I may be open to a JV if anyone is still interested!

I found a house in Broken Arrow and looking to find a potential partner to JV. I can manage the process.

Reach out to me if interested! Thanks.

Thanks for this! Could you talk about right of sale (in regards to probate) and how someone can purchase a home that way at the courthouse? One of my private lenders suggested this but I haven’t yet come across one. Also, I’m in Oklahoma.

Hi, Tim. No more than 130k at this time.
Heck yeah! This sounds like a blast. I'll probably bring one of my "pups"! Thanks for organizing.

Hello! I am searching for private money lenders in the Tulsa area. I know people say to ask around to family and friends, but is there another personal preferred way to go? Any suggestions would be appreciated.Thank you!

I am extremely interested in a property in Life Estate Hold. Does anyone have any experience with how to purchase such type of property? I have sent an email to one of the trust representatives and also mailed out a marketing letter to the supposed current owner.

Any suggestions would be great. This house is near mine and has stood vacant for three years now.

Thanks!

Great information! I reached out to my real estate agent and am going to adjust. I think it's a smart move. I still walk away really clean.

Thanks for weighing in!

@Dustin Davis Thanks for the info, Dustin. I understood that you cannot get out the PMI with an FHA unless you refi with a conventional.

That makes sense regarding what lenders lend and why.

How aggressively did you drop it? I may need to crunch my numbers again and see how comfortably I can drop it. Great info!

@Michael Slockers I realized you said the same thing about PMI on an FHA loan. Oops! :) Thanks for at least commenting!
