Thank you @Michael Robbins for your response. Would you advice investing in a condotel vs a SFR? Do these condotels make sense in terms of ROI and cash on cash? If you were in my shoes, would you invest in them?

Hello, we are real estate investors (4 SFR currently) and we live in SoCal. We are looking to purchase a condotel in Las Vegas. We are looking at a condotel in 'The Platinum' for about $130,000 and one in 'Signature MGM' for about $225,000.

Are these a good idea? If yes, which one should we look at? Do you think we can make money now that Vegas is opening up? How do these resale if we want to sell in a few years? Any feedback is appreciated.

Hi Joelle, thank you for your response. Yes, you are correct, proximity to attractions is very important. And then there is competition with the hotels. The reason we wanted to invest in Vegas is because we go there all the time and we want to save money by not staying in hotels. We will research more and find out about the short term rental laws in Vegas. I will be in touch with you about Reno/Tahoe market. Thanks so much! 

Hi Bill, thanks for your response. Yes, I have been reading about it. Do you have experience in rental properties in Vegas? Would you recommend long term rentals vs short term? Is condo still a good idea for long term tenants?

Thanks @Bonnie Low for your advice. I will connect with my lender and explain about these two deals. Hopefully, there shouldn't be any issues. I will keep you posted with what happens.

My wife has a pre-approval for a property and we just signed a contract for a property. The property will be rehabbed by the owner and will be ready to close in 4 months. My wife has 2 other loans on 2 investment properties. Meanwhile, I have 1 loan and we have just come across a good SFR. Is it possible, I can get this SFR financed now and close in about 30 days, and then close the former property (mentioned above) in about 4 months? Will there be any issues? Any advice will help.
