Have you tried working with private money lenders?? Possibly other investors in the area who would like to help and get a piece in of a good deal??

Hello to the BiggerPockets Community (:

I hope everyone is enjoying their day off of work and taking advantage of their Labor Day weekend.

Today I just wanted to get a feel of who's in my community (DC and Prince George's County) and introduce myself to you all. Being that I am very new to this market, I wanted to know what you guys think about this area from your perspectives as an investor.

Maybe a couple of you would like to share some ideas???

As time went on the groups no longer served us and we received much more value from developing personal relationships with our loan officers, bankers, title agencies and agents. 

We buy/hold our investments. Usually single family and duplex property. Although I can tell you I would love to try a small apartment building on for size.

Flipping is a lot of work, and for the money I can make from it, I can typically just focus my efforts on doing a few transactions as a Realtor to make the same amount of money with less risk.  So that's why I do 1 flip a year about only.

Hey, everybody !!

My name is Jaelyn and I currently live in Bowie, MD (only 15 minutes outside of DC). This is my first time on BiggerPockets and I am a spankin-new investor. I am interested in all areas of real estate, but my most favorite that I would love to become expert in is how to use real estate to generate cash flow (investing in buy and holds) and wholesaling since I have little to no cash to start out with.
