If it's an investor with multiple deals a year I have no problem taking a lower commission. As far as marketing it on Zillow and Trulia etc... don't let them fool you with that, once you upload it to the MLS it's automatically uploaded to those sites. The agent isn't doing anything extra for that. The REAL marketing comes in them running Facebook ads, mail out marketing, neighborhood marketing, email blasts etc... I would ask each agent for his exact step by step marketing strategy written down and what's his 30 day plan for the first 30 days that your home goes on the market which is the most important. This is my issue with 1% agents... they are literally taking food off their families table in a desperate attempt to undercut other agents and take the listings at a discount. So if they can't negotiate their own money that goes in their pockets... how do you think they will negotiate deals on your behalf? And last but not least, make sure you pay the buyers side 3%. Most agents won't waste their time taking clients to homes who's not paying a full commission.

Well first of all I want to apologize in advance because I've probably called you since I see you're in Miami Beach. You just gotta ride the wave to be honest. There's no way to get off the list once you're on. The companies that provide the numbers use a lot of different ways to find any number related to you. I usually have 5 numbers per property address and I instruct my ISA to call them all endlessly until your house either is listed again or it sells. If you say you rented it out, that's a good way to sell it to an investor. So my team will contact you every couple months to see if you want to sell yet. Most sells don't happen until after the 5th, 6th or 7th follow up. If your house doesn't sell, it's usually because it was overpriced or your agent wasn't very good and didn't get it in front of many buyers. If your homes a condo, then it's a different story because the condo market down here is extremely saturated right now. So you basically have to list under market value if you want to at least have a shot. Always ask your agent for a step by step marketing plan on how he plans to sell your house other than putting it on the MLS. But once again, you will have to ride the wave of the calls. Most agents give up after a few tries so you should be back to normal in a few weeks. You can just tell them it's already listed again with an agent or that you sold it. Good luck

Great info here from @Thomas Franklin. I just got my license about 6 months ago here in Miami, fl. Just been getting my feet wet, but my long term goal is to become an investor and work with other investors as well.

Thomas where do you recommend I begin to get more involved with Investors?

I joined Keller Williams and am on my 2nd week of training. So far I love it. Trainings have been great. I've started contacting fsbos. Still no listings but I feel one coming soon! My split is 70/30 plus the 6% franchise fee. It is a capped fee for both. After the company makes 22k off the split and 3k off the franchise fee, you get 100% commission.

I really appreciate all the replies and advise. I interviewed with about 7 different offices and did a lot of research. From everything I saw, Keller Williams seemed to offer the best training for new agents. They also have good systems set up for marketing campaigns. They do not require any floor time whatsoever either.

The cons; 70/30 split, but I noticed that's kind of the average split in my area. Also the split is capped. So I do have potential to receive full 100% commission.

$200 initial start up fee and $54 monthly fee. However the $200 initial fee covers 3 months of monthly fees so I don't have to pay it until November.

Everything else seems good so far. They had by far the best presentation for new recruits. Other offices I visited barely even showed me the office and other offices were only offering training for contracts. KW offers training for basically everything. Including marketing and lead generation. They do also offer leads at 50/50.

So I have orientation on Wednesday, and will be receiving access to the website and all of that. I'll keep you guys updated !
