I run a small investment business in Des Moines, IA. I also am a partner in a general contracting business, Hambone Fabrication. I became involved in the construction trades and helped form Hambone due to what Mitch was talking about - Finding reliable contractors is difficult n this area...

That being said Hambone Fabrication would be willing to take a look at some of your projects. No guarantees, but we may be able to assist with your rehabs. We are familiar with the building and rental cert requirements from the city and have experience in this facet. Let me know if you're interested setting up a time to discuss and/or meet.

@Mark Schneider I concur w/ @Chris Pohlson.  If your agent works with a brokerage that has a property management arm, you should be able to ask them to run a report for rentals that they manage in the area.  I also find that craigslist is a good tool to use in order to see what things are renting for in a given location.

Drew,

Drake has a pretty large Greek presence from what I've been told.  Many of the undergrads live in fraternity/sorority housing on campus.  You do get some grad students living in the housing surrounding the campus.  From what I've seen much fewer undergrads are living off campus in the area.  There seems to be an unusually high presence of individuals who are people of "the cloth" who live around that area of town.  At a duplex that I looked at back in the spring, the upstairs tenant was a nun.  Recently I have looked at a duplex where the upstairs tenants are two young guys who are in the process of studying to become ministers.  Adjacent to the duplex is a single family house where a pastor and his family live.  Not sure if these are just anomalies, or if there is a definable trend in the area.

For the SFR we own near Drake we have turned over tenants once. Neither set were Drake students. Trans Union has a tenant screening service that you can pay for. It has worked for us in the past, and we will continue to utilize it in the future.

I think that FSBOs in general are over priced.  Most people that do this are attempting to avoid paying a commission and are not in the business of selling their property under market value.  There may be some deals to be had occasionally, I just haven't personally seen any. 

After I move to town, I plan to develop a process of targeting distressed properties through direct mail (tenant issues, tax liens, physically distressed, etc.).  I plan to do this by simply driving around town, looking at the state of properties, and obtaining a tax lien list from the county in order to develop an address list.

I believe the SFR and small multi-family rental market is good through most of the NW portion of Des Moines. Specifically in the drake area, I think there are good deals abound, even on the MLS. I am excited to finally move to the area so that I can experiment with focusing efforts on targeting properties that are not listed on the MLS.

So to answer your question - I think the NW Des Moines SFR and small 2-4 unit multi-family tenant demand is moderate to strong and I forecast it to continue to grow with the expected population increases across the metro area.

I will be moving to the Des Moines area next year. I have managed property in San Diego, CA through Airbnb with pretty good success. I have thought about attempting to do this in Des Moines as well, but am skeptical of the demand. It may be viable w/ downtown condos and lofts, but this will be completely dependent upon the flexibility of the HOA. Outside of the caucus every four years, I am not certain the demand is strong enough outside of the center of town due to numerous low cost hotels spread around the MSA. Thoughts?

I am soliciting recommendations for a reliable business in the Des Moines area that can provide routine lawn care services (cutting, trimming, spraying).  Any advice would be appreciated!
