Hello,

I am new to investing and have been trying to get a handle on the Baltimore market. Would anyone be able to share information regarding the Garwyn Oaks area? I found a property in that area. I know there are better locations like Canton, Federal Hill, etc. But based on my budget, I don't think I can afford it. I called the police precinct to get info on the neighborhood but got nothing. I also called a few property management companies but they don't service that area and don't want to provide info without me actually having the property. I'm wondering if that's a basic red flag or if property managers prefer to remain in the city. How am I supposed to know what a good location is? The block is nice. I spoke to a neighbor. There are no vacants. Yet I am still hesitant. Are there any tricks of the trade??? Any advice would be appreciated ; )

I'm sure this is a simple question, so please forgive me. I used the bigger pockets calc for a potential investment property. It says the property would meet the 50% rule but I don't see where the taxes are included. All I see is the P&I. Would the taxes be calculated with the expense side of things with this rule. Just trying to figure out what my actual cash flow would be. Thanks for any clarity!

Hello,

I'm a new investor hoping to find an experienced RE agent who specializes in investment properties. I'm interested in buy and holds in the PG/Arundel County area and multi units in Baltimore. Does anyone have a RE agent they recommend?

Thank you for the suggestion @Ned Carey! I can definitely drive around there since its a focused area. Definitely a good start! So I guess trying to buy the extremely cheap real estate in Baltimore is no bueno? I would still need to stay close to $100k? I turned to Baltimore because of limited start up funds. Would $75k (with rehab) be reasonable to get decent real estate in Baltimore?

@Ned Carey Is Baltimore a good place for a newbie to start? From what I've read you have to know street by street. I search online regularly but still am not sure I truly know the area. How would you suggest I start? It seems pretty daunting when looking and I can't afford  to make too many [major] mistakes. Any guidance is appreciated.

@Mark Cruse Hello, I'm new to investing and trying to get started this upcoming year. I am a bit concerned about Baltimore, but am not sure where else would be affordable. For the buy and holds outside of Baltimore, how do you know its a good place to gain renters? St. Mary's county seems like the country. How did you know where to start and why didn't you hold in Greenbelt and Clinton?
