Hello All, I have a question...I purchased a property that has a detached garage in Baltimore City. The garage was occupied by a neighbor who is interested in buying it from me. At this point, my plan was to lease it to them until I could assess the situation. They agreed to renting it then refused to sign the lease. They want me to give them a deal because they made improvements to the garage prior to my purchase. I do not feel I should be responsible for anything done before hand. My issue now is, I have requested for them to remove their belongings from the premises. They are delaying. Do I have to go to court or can I remove their things? Legally, what am I allowed to do? Any guidance is appreciated. Thank you.

Thank you for the feedback! I will leave the plaster walls alone. Maybe replacing the baseboards would be enough? What would it typically cost to install a completely new HVAC system to a home with radiators? I was quoted $15k-30k.

Hello, 

For those rehabbing old Baltimore row homes...what is the average cost for installing a new HVAC system? What about modernizing plaster walls? Are you covering them with drywall? I am trying to determine rehab costs and appreciate any feedback. Thank you.

@Charles Parrish Thank you so much for providing such valuable insight. Everything you said makes total sense. I never considered drafting my own contract and will definitely do so with smaller contractors. I think making sure both parties have a clear understanding of the work and costs up front would certainly make me more comfortable.

Hello All,

I am seeking advice and a referral if possible. I appreciate that this group is not flooded with contractors, but experienced REI. I have some random repairs that need to be done including minor electrical work. I was hoping to find a general contractor that could complete everything, but haven't had luck finding someone licensed that is responsive. The house is pretty old, so I thought it would be best to be cautious and get someone licensed. My questions are:

Has anyone ever considered an unlicensed contractor for repairs including for electrical work (adding lights etc)?

Does anyone have a general contractor referral that they are willing to share?

For small projects do you find that its cheaper using a general contractor or individual contractors based on each project?

Any feedback is appreciated. Thank you!
