Thanks for the feed back. The monies requested goes like this, 1% origination fees. 1% of the borrowing amount. Claimed to be for attorneys, and different paperwork. They want a verbal upfront agreement to pay it, before running my application, then before funds are deposited they want payment. It's all the money I have and that's more so than any reason why I hesitate. I will be homeless in 4 mths, if I don't find a place to buy, because I'm not buying where I am at now/renting, even with option. I can't afford to rent elsewhere either. Landlord where I have option to buy now, wants $176,600, HA HA. Repairs including the failing retainer wall comes to $113,000. NO WAY!

I know all that you mention and have been learning since last April 2020, I have attended REIA meetings since Sept. 2020. I've talked to alot of folks. I'm a newbie, so no history.

I have tried a lot. Too much to list. When one requests 100% financing, how do they expect one to be sitting on 1%origination fees? What lenders do I seek without this fee?

It's been a nightmare trying to locate 100%, property funding. I have had several offers but then they turn into Demands, or asking me for money upfront. Am I asking the wrong thing? How can I quickly weed these out & get down to business & upfront answers. Let me know if I need to elaborate here. Thank you. 

Hi, AJ, thank you for your advice on 1044 property. I think you may have missed something though. I occupy this rental now, under a landlord. There are 30K in repairs needed. It's entirely out of code to occupy at this point. My best friend is a building inspector. Landlord is trying to sell prop to me for $176K no concessions for repairs. I realize today's market. There are water issues and a frail retainer wall in back. I want to know if anyone thinks this prop would be a good investment by June 2022. (no repairs will be done for another year). 

There's a history of flooding because of the wall foundation and the back & front lack of proper landscaping. 

Please advise according to this info. Thank you very much! :-)

Hi, Cherie, I appreciate the support. Thank you.

I'm studying through Bigger Pockets and other areas. I'll be taking my Georgia Real Estate Agent Courses in a few months, September through October 2021, then obtaining my license. I'm approaching my education from both angles. I have a Real Estate Broker sponsoring me with the Real Estate Agent License. 

Since I don't have Labeled credentials I don't know what to fill in, under my profile credentials.

I've been in Customer Service/Care, Flooring Sales, and Now Customer Relations, for over 30+ years. (as my background).

I'm here to learn and to DO. DO. DO. NOW! I wish to wholesale flip a minimum of 3 properties over the next 120 days to gain seed money to buy a duplex that I can hack. 

With a little of my Real Estate Brokers' assistance, I just did a contract with my Landlord, on the place I currently rent from him. I did not get tied into a Lease Purchase or a Rent to own. This Property is not up to the building codes. It is definitely considered a distressed property that needs about $30K worth of rehab, water damage. I simply locked him into another 12 mths with the option to buy at a set price. 

I love this property. I've lived here 5 years but am very WARY and SCARED of this property. It's livable only because I have lived here 5 years, going on 6. I'm sure this landlord could not sell it to anyone else at this time. He just claims to be able to. One of my best friends is a building/home inspector and he says otherwise. 

Any advice on either subject is completely welcome.
