I would invest in the multi family for long term rental. Condos have worrisome HOA that will cost more j in n g to he long run

What type of property? SFH, MF units , Land, Commercial?? What are the partner terms? Are you open to a JV in a wholesale deal?

   · Build a small apartment? Like an AirBnB?

         o There is something called a Detached Accessory Dwelling Unit where we may be able to build a small apartment. Can't be more than 2 bedrooms, must be 800 sq. feet or less, and must be 150 feet of the existing residence.

· A close family member had (years ago) inquired of the County of the possibility of building a traditional home in the vacant area, but was told "no" due to only being able to have 1 residence per 5 acres (county rule, I believe)

Question:

· What productive activity or step would BP recommend we look into with this vacant land?

Sounds like you will be creating an "Efficiency Unit"  does the bathroom have a shower or tub?  Will you need to install a gas line or will it be electric stove and will a fridge be included? Plumbing for sink etc.  I would get a sturdy table and place a larger than College dorm refrigerator (but not a full size Refrigerator) on it, a small apartment size electric stove (eliminates the gas line) , place a stand up 5 shelf in the kitchen for pots and pans and dishes.  Just my thoughts

The advise given is very helpful. My perspective is, sell the properties but I would not put the entire amount into stocks, they are too volatile. I would invest about 1/3 in high yield stock (Apple, Berkshire Hathaway, etc) and 1/3 into a Roth IRA and live off the rest.

Nice home, I would just sell as is, it's California, you should make a good profit !
