I send a cleaner in once a month (maybe every 3 weeks) for mid-term stays (no laundry, no dishes - just clean the space).  Guests love it, and I get to have eyes on it mid-stay.


How do you schedule these? Do you use an app like Turno? (I've had bad experiences and ended up just choosing to find my own local cleaner). Do you set the dates/times yourself and the guest just has to accommodate? Or do you have some way of allowing the guest to schedule directly with your cleaner?

I absolutely agree about simplicity! Just trying to make sure we don't create a structure that will come back to bite us in the butt later. We've only been speaking with Pittsburgh attorneys who indicated they were investors themselves, and very familiar with the local market. However, only one of those attorneys specializes solely in real estate, and he's the one who suggested the LLP strategy. But we'll keep looking for the right fit!

@GarySwank @MindyJensen @AlexDeacon, absolutely...we've only been speaking with Pittsburgh attorneys who indicated they were investors themselves, and very familiar with the local market. However, only one of those attorneys specializes solely in real estate, and he's the one who suggested the LLP strategy. But we'll keep looking for the right fit!

Hi, BP, it's my first time posting but I'm hoping to get input from anyone investing in the Pittsburgh area (or PA as a whole).

My husband and I are just starting out and we're trying to decide on the best entity/structure. We've been doing consultation calls with local lawyers and almost all suggested creating a "parent" LLC, and then creating "sub" LLC's for each property my husband and I purchase. But one suggested creating an LLP as the "holding company" instead, (with me and hubs as a single limited partner, and an LLC we create as a 1% general partner).

I'm wondering if anyone in PA is familiar with a structure like the LLP suggestion, and what might be the pros/cons of going that route? Specifically, I'm wondering about taxes. Thanks for any insight!
