Agree with what everyone has said about analyzing the numbers. With that said, I also think you should think of your personal safety. If it is not in the best part of town...are you safe working there? Is anyone you hire safe working there? Will your tools or materials be stolen? A friend of ours had his entire work trailer stolen on a fix n' flip with materials and all of his tools to the tune of $25k. I personally do not invest anywhere I wouldn't drive to with my kids. This is not everyone's philosophy.

Definitely red, but not too bright. Blues / teals end up looking like a crayon unless they are really muddied down.

A fourplex just sold right in downtown Plymouth and there are plenty of multi family in the markets you listed.

AA can be done but harder to find. AA, my sister owns a 2BR condo that can be rented to two roommates for $1250 total. She acquired the condo for $120k. The numbers aren’t AS lucrative on the buy and hold side, but appreciation over the years will show a nice profit.

As @Joe Villeneuve said, any market can be done, but your strategy will be different depending on the deal.

The lack of a process of due diligence.

I have a solid process for running the numbers, but lack a good process of due diligence. I recently "almost" offered on a property. Had the foresight to get in touch with a realtor for some comps and in that process, he highlighted to me that though the numbers looked good on paper, in his experience, properties in that particular area never performed well. I feel so grateful to this realtor for spending his time with me (which we all know cost him time and didn't yield any return).

Having a solid morning routing and evening routine is critical. Bookend your day well and you will see change and growth.

My morning routine:

4:50am - UP and at em!

5:00am - Map out my day with my planner + prayer

5:30am - MOVE THE BODY (usually a 30-45 minute workout)

6:15am - Breakfast + kids ready

7:30am - Drop kids at school

8:15am - Start the workday

I do this every single day, even on Saturdays and Sundays. 

Take it or leave it! But, I saw massive growth when I developed solid habits and maintained consistency each and every day, whether I feel like it or not. 

This is modified on vacation, but all the things listed (other than kids + school) happen.
