Definitely refinance it out especially if you can handle the higher mortgage and it won't put a strain on your finances, make sure you have lots of reserves, it is risky to some but I think a great idea

You can qualify with very short work history or use schooling so if you were in hs or college and even if you didnt finish yet that school time can still ount, Message me to sed some FHA options, also look into syndication, or commercial loans, or seller financing the sky is the limit

@Dennis Maynard I personally have used debt to grow my net worth significantly over the past year, so without hesitation I will borrow at a rate under 5% to invest any day but much above that I'm gonna have to look at things, I also dont like that debt messes with my dti to lenders which only matters with lower income, so what I would ask is how would you borrow in a way that wont show up on your personal credit, so that you can invest with it and have unaffected dti?

@Harrison Beethe LEGIT, sports taught me a lot about my mentality and the role that has on everything, I got a few high performing coworkers here in my office who did professional baseball themselves

@Elizabeth Njuguna Hey Elizabeth I agree with Dan, I also would look into having your home insurance covering this, I am not 100% sure on how much that will reduce your out of pocket for any potential problems, so look into it, but it can help a lot :) Also lets connect I'm in KC and had a similar experience on a home I am closing on this week

@Cal Valencia Search up "DNC scrubber" there may be free options out there but every service I have found requires you to pay for it

@Ivy Liu I would recommend looking in a state that has high cash flow for low cost properties so here in the Midwest would be great, reach out to me if you want some help on how numbers look in Kansas City

1) Scrub against DNC list

2) Follow-up is key

Message me if you want to talk about it some more

Hey all I'm curious to hear any stories where you closed on a property while the seller was still living in it, this is something I recently had to deal with and all worked out well. For my first deal I didn't want to deal with holding back escrows. So we just moved the closing back to after they were moved out. I'm curious what you all on here would recommend when dealing with a seller who is living in the property and not wanting to move out? Was what I did overly cautious? Does it not really matter?

@Mindy Jensen please lift my ban, also please let me know how to avoid this I did not copy the same message
