That's awesome! Good multifamily deals in my area are hard to come by, but I'm looking! Congratulations.

I attended and it was awesome! SO awesome, in fact, that I upgraded to a Pro membership and want to start purchasing houses as soon as possible! Y'all at BP are awesome!!

You state that your flipping is better than buy and holds because you make 40k in 90 days... by that reasoning I could say my wholesaling is better than your flipping since I flipped two contracts this month and made over 25k each deal with less than ten hours of work into each of them. 

In conclusion there isn't any right way to invest and if you were cash flowing a true 200 a door at 40 doors you should have had 8k in passive income a month.. Thats seems like an alright life to me.

I agree! I think that different people are going to invest in different ways. There's no right or wrong way to invest. That's the beauty of investing! The biggest thing that I've learned is that investing is a project and the different ways to make a deal are simply tools that you can put in your tool kit. Once you know the tools, you can mix and match them in a way that is unique to your style and the particular deal you are pursuing. For some people, Buy and Hold won't work. For others, it meets all of their needs and satisfies them. There's nothing wrong with that. Other people prefer to Fix and Flip. That's okay too! Find what works for you and go for it!

I actually just finished the book this afternoon, and I loved it! As some of the people have said, this isn't a "How-To" book at all. This book is all about the mindset of the rich and wealthy. He gives some examples of investment strategies in the book, but does not go into great detail regarding HOW to do them. But I am okay with that because it's not that kind of book. There are many great concepts to learn in this book and I think that they can be applied to many aspects of our lives, both professional and personal. 

For example:

His concept of paying yourself first is not new at all. People have been saying that for years. What he means by paying yourself first is just that: pay yourself first. What I have done is set up my direct deposit to put 15% of my paycheck into my "asset" account every two weeks. I am paying myself FIRST by doing that. Whatever I have left over (essentially whatever my paycheck actually IS) is what I have to work with (pay bills, groceries, etc).

It's a very powerful strategy and I think he hit the nail on the head. 

Take the book with a grain of salt, but keep an open mind as you discover some of the "nuggets" of wisdom sprinkled throughout the book.

Hey everyone! My wife and I are new to the world of REI and we are wanting to attend some REI clubs to network and learn. Does anyone in the Phoenix/Goodyear area know of any or recommend any?

That was a great article! My wife and I are new to the world of REI, so this is definitely something I'll be printing out and using as a guide until I have it memorized and can do it on my own. Haha

Hey everyone!

My wife and I recently decided that real estate is something that we want to pursue together, and our current goal is to flip our first house before the end of the year. We are in our research phase, so we're doing lots of reading, listening to podcasts (that's how I found you guys), looking at real estate online, etc. 

We wanted to give ourselves enough time to properly plan so that we don't fail. I have a few questions and we would be extremely grateful for any guidance and direction that we receive.

1. Is it worth it, at this stage in our real estate careers, to get my real estate license?

2. What is the "best" website for searching for homes that are on the market? Any preferences?

3. Are there any great iOS apps for real estate investment that you guys would recommend? I'm a pretty "techy" guy, so I thought I'd ask.

4. How do we find a good hard money lender? Is this the best route if we don't have any actual "cash" to put into this venture at the moment?

Hey everyone! My name is Jacob Sanders and I'm a real estate virgin, for lack of a better term. Myself, my wife, and my daughter live in Arizona and we just got married on February 8th. Woo! :) I heard about BiggerPockets while doing some research about real estate investing. It seems to me that this is definitely the place to start! I have wanted to get into real estate for several years now. It's always been something that I'm interested in, because I've always had quite the entrepreneurial spirit and mindset. I've always loved looking at property and houses in person and on the Internet and television. I'm a quick learner and I love to read and research things, so I will be on the forums quite frequently. My wife and I figured that after marriage would be a great time to get in the world of real estate investments. Our goal would be to work together as a team, part-time at first, and flip houses. I would love to flip my first house before the end of the year and make a nice profit! I don't take this lightly, so the research phase is very important to me/us. I want to make sure that my wife and I have more than enough information to make informed decisions about the properties that we invest in. Cash is tight, but we have a vision for what we want. With your knowledge, I have no doubt that we can get there! -Jacob
