Hi @Account Closed

My first mailing was a complete disaster haha. I thought I'd be clever and put a small jolly rancher in my envelopes to up response rate(I'm in my 20's...what do I know about anything not sent through the internet). Unfortunately my letters were just barely too big/heavy to be mailed with the postage I had on them. Since they were on the line, about half actually were mailed out and about half sent back to me, ruining most of the letters sent back in the process. So that wasted about 100 dollars on stamps. Lesson learned: don't try to be clever haha. Once I got everything fixed and resent I ended up around a 5% response rate, but no quality leads. I was surprised by how many return to sender(unable to forward because address change unknown) I had. Around 10% of the letters I sent out came back with that dreaded yellow label.

I just sent out my second mailing. No candy, crossed off all the return to sender letters(skip traced what I could), and expanded the number of owners I mailed to. We will see how this one goes!

@Ben Leybovich

 Thanks for the warning. I've read the laws and Im comfortable moving forward without a license for now. I am planing on getting one soon, but I will continue to try to get a deal worth wholesaling regardless. I appreciate you looking out for us newbies though!

@John Horner

 Im sending out about 500 yellow letters to out of state absentee owners. I read a post of yours somewhere to set aside money for 6 mailings. And most people have said you wont get a deal on your first or second try so Im preparing for worst case scenario but still hoping for the best.

@John Horner thanks so much if I get anything other than horrible phone calls you will be the first person I call. And I figured it will take 6 or 7 mailings before I get anything worth wholesaling, so I'm prepared for that. Thanks for the responses guys!

Hello everyone, I'm new to BP and read that I should make a post introducing myself. My name is Jacob Selbe, I live in the Columbus Ohio area and, you guessed it, I want to wholesale. I just sent out my first round of yellow letters today and I'm terrified of someone actually calling me :). I've read as much as I can on BP so now I figure I have to learn the rest along the way by actually doing it. Thank you to everyone who posts on BP!
