Hi Everyone! I’ve been more active on this forum lately. Looking to sell my 10 homes and take my money to invest in Missouri, Illinois, area. 
All my homes are in California, I've been extremely fortunate to have a wonderful broker who does private & hard money loans and conventional. If I had the 20% down payment he would say let's go. I would like to find someone like him who is a certified lender in Missouri and Illinois and can do private/ hard money and conventional DSCR loans. Thanks for your help in advance!

Hey all, I work for a David's mortgage brokerage, and am having a hard time placing a $3M hard money loan.  It's a $5M property on the beach in Maryland and we are trying to get a $3M cash out refinance done.  It is a very tricky scenario but we are requesting 2 year bridge terms, rate can be pretty much anything, and we are looking for someone who works with brokers.  Please DM me if this sounds like something you can do.  This will likely have to be private money or someone with some very flexible guidelines.  

We also need a rescue loan for a couple of $2M properties in Paradise neighborhood in Las Vegas NV.  That one is also tricky.  Please DM if you think you can assist with either one and I will give more details there.  Thanks in advance!

I was planning on selling a condo to my tenant, their lender just turned it down due to an upcoming special assessment. Condo association is still working through the bidding project, so there isn't an assessment amount yet. Anyone know of a non-Fannie/Freddy lender who would be open to this? As of now they're only putting 5% down, not sure if they have more if needed.

What's the highest interest rate you've paid on a long-term loan?  My first two loans on investment properties in Memphis were with Regions Bank at 8.5% and 8.8% (both on 20-year amortizations).
