What's the highest rate you've had on a loan?

What's the highest interest rate you've paid on a long-term loan?  My first two loans on investment properties in Memphis were with Regions Bank at 8.5% and 8.8% (both on 20-year amortizations).

My last commercial loan was for 9.25% on a 20-year am with a local bank in Arakansas. It hurt... but planning on refinancing when it makes sense. It's a small value-add MF so cash-flow is still there.
